Tampines is S’pore’s most populous planning area, but not its fastest-growing
Tampines has more people than any other planning area in Singapore. It is not the area that has been growing the fastest. Over the past decade, Punggol and Sengkang added people at a quicker pace.
A large, established population usually means the shops, schools, and transport are already there. A fast-growing town usually means newer homes, more construction, and amenities that are still catching up.
Buyers often mix the two up. Bigger is not the same as newer, and faster growth is not the same as more convenient today.
3 Takeaways for Buyers & Sellers
- Should you pick Tampines because it has the most people? Decide what you want: a town that is already built up, or a town that is still adding homes and people. They feel different, and the price often reflects that.
- How is a mature town different from a fast-growing one? Do not choose Tampines only because it is the biggest. Check the specific street, the walk to the MRT, and the home in front of you.
- How should sellers describe their town? Sellers in a mature town can point to what is already there. Sellers in a fast-growing town should be honest about what is finished and what is still a construction site.
