Bishan flats with shorter waiting times among BTO launches in February碧山组屋 shorter waiting times among 预购组屋 launches February

Key points要点

• HDB will launch about 4,300 BTO flats in February 2027, in five projects across four towns: one each in Toa Payoh, Bishan and Tengah, and two in Tampines.
• HDB published the locations and the planned flat mix on 4 November. At the same time it will sell about 5,000 balance flats that are completed or still being built.
• Analysts expect the applications to be competitive because relatively few BTO flats are on sale. They pointed to Bishan, Toa Payoh, and a 460-unit project in Tampines as the likely most popular.
• The Toa Payoh project is the second BTO in the Mount Pleasant estate: 1,140 flats beside the future Mount Pleasant MRT station on the Thomson-East Coast Line. Analysts expect it to be classed Prime.
• The Mount Pleasant mix is 450 two-room Flexi flats, 90 three-room flats and 600 four-room flats, with an eating house, a preschool, an active ageing centre and a residents’ network centre.
• Mount Pleasant Crest, the estate’s first BTO, launched in October 2025 and was classed Prime. PropNex’s Wong Siew Ying said the new project sits at the doorstep of the future station, linking toward Orchard and the CBD, and is close to CHIJ Primary (Toa Payoh), St Joseph’s Institution and Singapore Chinese Girls’ School.
• Realion’s Christine Sun said the Mount Pleasant site is close to the Pan-Island Expressway, so noise and dust are a drawback, and it is relatively far from amenities in central Toa Payoh.
• In Sin Ming, Bishan, about 1,070 flats will have a shorter wait of under three years: 520 two-room Flexi, 80 three-room and 470 four-room, plus a supermarket and a preschool. Analysts expect a Plus label because the site is in a central town but not next to a station.
• The Bishan site is about 900 metres from Marymount station and about 800 metres from Upper Thomson station. Mogul.sg’s Nicholas Mak cited the limited land left in Bishan. Wong expects three to four applicants per flat for the Toa Payoh and Bishan projects.
• Analysts said the 460-unit Upper Changi project in Tampines should draw more interest than the town’s other project, especially its five-room flats. The mix is 100 three-room flats and 120 each of two-room Flexi, four-room and five-room, with an eating house, a minimart and four shops, near Upper Changi and Expo stations.
• ERA’s Eugene Lim said the last five-room launch in Tampines was Simei Symphony in July 2025. PropNex’s Wong said those 100 five-room flats drew 12.8 applicants per flat. Sun expects the Upper Changi project to be Standard, like Simei Symphony. The Tampines Street 11 project has 240 community care apartments, the first in Tampines, and 90 four-room flats, for older residents who want to stay in the town. Wong said the two Tampines projects together could see an application rate of five times or more, after rates of 4.2 to 24.1 across the town’s past five launches.ERA的Eugene Lim说，淡滨尼上一轮五房是2025年7月的Simei Symphony。
• Tengah’s Brickland project has 1,280 flats: 410 two-room Flexi, 80 three-room, 350 four-room and 440 five-room. Analysts expect it to be Standard, near the future Brickland station on the North-South Line. Including this exercise, at least 15,600 BTO flats are due in 2027, after 19,723 launched in 2025 and 19,608 in 2026. Chee Hong Tat said in May 2026 that HDB is likely to exceed 55,000 new homes offered from 2025 to 2027.
